Stop the leaks in your San Francisco building

Water is getting in, and nobody can say where
Leaks that keep coming back
Stains under a window, a damp garage wall, a deck that drips on the unit below. Someone patched it last winter and it is back.
Three bids, three different stories
One wants to paint over it, one wants to rebuild the wall, and no one has looked at where the water actually enters. You are stuck choosing blind.
It should not be this hard
You answer to owners, a board or tenants. You need someone to find the cause, fix it once, and show you what they found.
Water does not wait for the next budget cycle. A small leak becomes dry rot in the framing, spalled concrete or a failed deck, and every wet season adds to the bill.
We have traced a lot of leaks in buildings like yours
We know what it is like to stand in a garage with a flashlight, looking at a wet wall, while an owner or a board waits for an answer. Nobody wants to pay twice for the same repair, and nobody wants to be the one who signed off on a patch that failed.

Three steps to a building that stays dry
- 1
Tell us what you see
Call or send the form with the building's address and what you have noticed. We will ask a few questions and set up a site visit.
- 2
We find the source
We inspect the building, trace the water to where it enters, and give you a written scope and estimate you can take to your board or owner.
- 3
We fix it and seal it
Our crews repair the damage, waterproof the area with the right system, and finish the surface, so the same water does not come back next season.

Straight answers
Do you work on single-family homes or only larger buildings?
Most of our work is multi-family residential and commercial: HOAs, apartment and condominium buildings, hotels and retail. We take on residential projects as well. If you are not sure your job is a fit, call and describe it.
Are you licensed?
Yes. ARC holds California State License #918452 with B1 general building, C39 roofing and C61/D51 waterproofing and weatherproofing classifications, and is a long-time member of the Sealant, Waterproofing and Restoration Institute (SWRI).
How do you find where a leak is coming from?
We start with leak analysis. Water often enters far from where it shows, so we inspect the wet area and the building above and around it, identify the entry point, and only then scope the repair. That is what keeps you from paying for a patch that fails.
How much does waterproofing or restoration cost?
It depends on the building, the cause and how far the damage has spread. We visit the site, identify the source and give you a written scope and estimate. On the 5800 and 5900 3rd Street condominium project, the additional work needed along the way was completed under the cost of the original bid.
Can you work with our HOA board, consultant or engineer?
Yes. On the 3rd Street condominiums the HOA's construction consultant scoped the work and selected ARC, and we completed the repairs, waterproofing and painting under that scope, including a new French drain and silicone roof coatings.
Where are you based and where do you work?
ARC is based at 5 Ross Street in San Rafael and works throughout San Francisco, Oakland, Marin County and the greater Bay Area.

A building you stop worrying about when it rains
